License to Sell (LTS)
A permit issued by the Department of Human Settlements and Urban Development (DHSUD) allowing a developer to sell lots or units in a subdivision or condominium project.
📖 Definition
A permit issued by DHSUD allowing a developer to sell lots or units in a subdivision or condominium project. Without a valid LTS, developers cannot legally sell property in the Philippines.
🏷️ Also Known As
LTS, License to Sell, DHSUD LTS, TLTS (Temporary License to Sell).
📄 LTS vs TLTS
TLTS (Temporary License to Sell) is issued when the development is still under construction. Full LTS is issued after all required infrastructure (roads, drainage, water, electricity) is completed. Both allow legal selling, but TLTS carries more risk for buyers.
🏠 Usage Scenarios
Buyers should always verify the LTS status before purchasing pre-selling property. A valid LTS means the developer has met DHSUD requirements for development permits, environmental compliance, and financial capacity.
