Loan-to-Value Ratio (LTV)

Loan-to-Value ratio (LTV) is the percentage of a property's appraised value that a bank will finance. In the Philippines, banks typically lend 70-80% LTV for residential properties, meaning the buyer needs 20-30% down payment.

📄 Overview

The Loan-to-Value Ratio (LTV) is the percentage of a property's value that a bank is willing to finance through a housing loan. LTV is a critical metric in Philippine real estate financing, as it determines how much downpayment the buyer must provide. A lower LTV means a higher downpayment but lower monthly payments; a higher LTV means less upfront cash but larger monthly obligations.

📄 Typical LTV Ratios

Philippine banks typically offer: 70-80% LTV for lot purchases (buyer pays 20-30% downpayment), 80-90% LTV for house and lot purchases (buyer pays 10-20% downpayment), and 80-90% LTV for condominium purchases. Pag-IBIG Fund offers up to 95% LTV for qualified members (maximum loan amount applies). OFW buyers may qualify for similar LTV ratios with additional documentation. The LTV is applied to the lower of the appraised value or selling price.

📄 Impact on Monthly Payments

Example: For a PHP 5 million property at 80% LTV, the loan amount is PHP 4 million (PHP 1M downpayment). At 7% interest for 20 years, monthly payment is PHP 31,067. At 90% LTV, the loan is PHP 4.5M, and monthly payment rises to PHP 34,950. Higher LTV means higher monthly payments and more total interest paid over the loan term. However, it preserves cash for other investments or expenses.

🇵🇭 Philippine Context

LTV ratios are regulated by the BSP (Bangko Sentral ng Pilipinas) through its real estate loan guidelines. Banks set their own LTV policies within BSP guidelines. The BSP monitors aggregate LTV ratios as part of financial stability oversight. Under BSP regulations, banks cannot finance more than the regulated maximum LTV for each property type. Higher LTV loans may require additional documentation, higher interest rates, or mortgage insurance. First-time homebuyers may qualify for more favorable LTV terms under government housing programs.
