Naga City (officially the City of Naga) is a component city in the province of Cebu, Central Visayas (Region VII). The 2020 PSA Census recorded a population of 118,007 across 28 barangays. The city covers a land area of approximately 101.13 kmu00b2 and sits about 29 km south of Cebu City along the southern coast. Naga became a city in 2007 under Republic Act 9491. It is an industrial city, home to one of the Philippines' largest power plant complexes and significant mining operations.

📄 Geography

Naga is situated on the southeastern coast of Cebu, bordered by Minglanilla to the north, San Fernando to the south, and the Bohol Strait to the east. The terrain includes coastal plains, rolling foothills, and mountainous interior areas where much of the city's mineral resources are located. The city has a tropical climate with a brief dry season (Marchu2013May) and a lengthy wet season.

📄 Economy

Naga is one of Cebu's most industrialized cities outside Metro Cebu. The KEPCO-SPC Power Corporation operates a 200 MW coal-fired power plant in the city, and the APO Cement (Cemex) facility is one of the largest cement plants in the Visayas. The city also hosts the Apo Land and Quarry Corporation, which operates large-scale limestone quarrying. These industries provide significant employment. Retail and services are growing along the national highway corridor. Fishing and agriculture remain important in coastal and upland barangays. The Naga City Boardwalk and public market are active commercial areas.

📄 Transportation

Naga is a major stop on the Cebu South Road corridor. All southbound buses from Cebu City (Ceres Liner, Sun Tours) pass through Naga, with travel time of about 45 minutes to 1 hour. V-hire services also operate on the Cebu Cityu2013Naga route. The city has a small port used primarily for fishing and industrial shipping. Mactan-Cebu International Airport is approximately 40 km north via the coastal highway. The proposed Cebu Bus Rapid Transit (BRT) southern extension would serve Naga.

📄 Real Estate Market

Naga's real estate market is shaped by its industrial character. Residential lots near the city center range from PHP 3,000u20138,000 per sqm, with properties near industrial zones typically less expensive. Subdivision developments by Camella and 8990 Housing (Deca Homes) cater to workers at the power plant, cement factory, and quarry operations. Townhouses are priced at PHP 1.5u20133.5 million. The national highway corridor has commercial lots at PHP 8,000u201320,000 per sqm. Properties in the upland barangays (away from industrial zones) offer a quieter residential environment at lower prices.

📄 Education and Healthcare

Educational institutions include Naga City College and several public and private high schools. Healthcare is provided by the Naga City Hospital and private clinics. Industrial workers are served by company health facilities.

🇵🇭 Philippine Context

Naga (Cebu) should not be confused with Naga City in Camarines Sur (Bicol). The 2018 landslide at the Apo Land quarry, which killed over 70 people, highlighted the environmental risks of the city's mining-dependent economy. For property buyers, the key consideration is proximity to industrial zonesu2014properties near the power plant or cement factory may face air quality and noise issues, while upland and northern barangays offer better residential conditions. The city's real estate appeals to investors looking at industrial worker housing and to buyers priced out of Metro Cebu.
