This payment method is the simplest and most cost-effective way to purchase propertyu2014if the buyer has the funds available.

📄 Discounts & Savings

Developers offer significant spot cash discounts because they receive full payment immediately, eliminating financing risk and administrative costs. Typical discounts: 10-15% for full payment at reservation, 7-12% for full payment within 30 days, and 5-10% for full payment within 60-90 days. On a PHP 5 million property, a 15% discount saves PHP 750,000. Additional savings include no mortgage interest, no MRI premiums, and no loan processing fees.

📄 Process

The buyer pays the reservation fee, then the full contract price within the agreed period (usually 7-30 days). The developer issues a full payment receipt and processes the deed of sale. For pre-selling properties, full payment may be made during construction with the discount applied immediately. Title transfer and CGT (Capital Gains Tax) processing begin after full payment. Turnover follows the standard process.
